No, we do not recommend heat tape or any external device for ice dams. They cost money to run, they fail, they create a hot spot instead of fixing the cause, and they can be a fire risk on an old circuit. The real fixes are correct attic ventilation, correct insulation, six feet of ice shield at the eaves, and keeping snow off the lower roof.
Yes, keep the bottom four feet of your eaves and your valleys clear of snow. That way when the snow up high melts, the water has somewhere to go instead of building ice at the cold edge. If the snow load gets heavy, take it all off. Use a roof rake from the ground when you can. Do not climb on a snow covered roof and do not chip at ice with a shovel.
Ground snow load in Central Oregon is set by site elevation, not by city name, and Oregon publishes it through the Oregon Design Criteria Hub. That is why a La Pine or Sunriver roof gets designed for meaningfully more snow than a roof in Redmond. That is the classic ice dam signature. The roof is fine when it rains and leaks when it thaws, because water is backing up behind ice at the eave and getting under the shingles. Look for staining a foot or two in from the exterior wall and for icicles hanging off the gutter. The fix is ventilation, insulation and ice shield coverage, not more caulk.
The tells are frost or wet sheathing in the attic in winter, black staining on the underside of the roof deck, a musty smell, ice dams every single year, shingles that aged out ten years early, and a second floor that cooks in summer. Any of those means air is not moving through the assembly. We check ventilation on every estimate because it is the biggest thing that shortens a Central Oregon roof's life.
The Oregon Residential Specialty Code requires net free ventilating area of at least 1/150 of the vented space, which can drop to 1/300 when you have a proper vapor retarder or when most of the vent area sits high on the roof. For vaulted and cathedral ceilings the code requires at least a one inch clear airspace above the insulation. Most roofs we open up in Central Oregon do not meet it.
Because a vaulted ceiling has no attic, so if the airspace above the insulation is blocked, moisture has nowhere to go. Warm humid air from inside hits cold sheathing, condenses, and you get mold, black staining and eventually dry rot. Insulation stuffed tight to the deck, blocked eave vents and no ridge vent are the usual causes. This is one of the most common problems we find in Bend and Sunriver.
We fix it from the outside while the roof is off. That means pulling sheathing back, clearing or installing baffles to create a continuous one inch airspace from eave to ridge, opening up blocked intake vents at the soffit, and cutting in a proper ridge vent so air actually exits. Intake and exhaust have to balance. Adding a ridge vent with no intake makes the problem worse, not better.
Sunriver homes hit the trifecta. Vaulted ceilings, decades of packed insulation with no airspace, heavy tree cover holding moisture, and long stretches sitting empty and unheated between visits. That combination grows mold on the underside of the deck fast. We find it on most Sunriver tear offs. Catch it during a re-roof and it is a manageable fix. Ignore it and you are replacing structure.

Tear off and getting the roof dried in with watertight synthetic underlayment usually takes four to eight hours, so exposure is short, and we tarp when we need to. Cold weather does require care with shingle handling and sealing, and we plan around it. Winter is often the fastest time to get on our schedule.
We tarp landscaping and hardscape before the first shingle comes off, keep debris going into the dumpster instead of your yard, and finish every day with a magnetic sweep of the driveway, walkways and lawn for nails. The final walkthrough happens with you before we call it done. Nails in tires is the number one homeowner complaint about roofers, so we take the sweep seriously.
Yes. You get a confirmed install date, not a window, and you know who your point of contact is from the estimate through the final walkthrough. We call you if anything changes on the schedule, which can happen often due to inclement weather and previous jobs running long. You also get photos of your job as it is completed, so you can see what was found and what was fixed even if you are at work or out of town.
